Pricing Guide for Home Staging & Design Services – Toronto/GTA
(All prices are subject to change based on scope, square footage, and condition of the home. Custom quotes available upon consultation.)
Consultation Only
In-Person Staging & Design Consultation – $250
Up to 1.5 hours
Includes room-by-room recommendations, staging strategy, color and layout suggestions.
Consultation fee will be returned to you if you decide to use our company for your staging and design needs
Vacant Home Staging
Condos (1–2 bedrooms): Starting at $2,200
Townhomes/Semi-detached: Starting at $2,800
Detached Homes (up to 2,500 sq. ft.): Starting at $3,500
Luxury Homes (2,500+ sq. ft.): Custom quote required
Includes furniture rental for 30 days, styling, delivery, setup, and removal.
Minimum 30 days furniture rental is required.
Additional fees for rental is required for rentals longer than 30 days. After the initial 30 days rental the rental will be charged on a month to month basis.
For empty homes, professional house staging services are more extensive since furniture, artwork, and decor must be brought in to create a warm and inviting space. The house staging cost for vacant properties in Edmonton typically starts at $2,000 and can go up to $5,000 or more, depending on the number of rooms staged
Occupied Home Staging
Occupied Touch-Up Staging: $750 – $2,500 (depending on the size and the extent of the work)
Uses homeowner’s furniture with supplemental décor.
Includes styling and minor layout adjustments.
If you're still living in your home while selling, staging your home to sell may involve rearranging furniture, adding rented decor, and making small upgrades. The cost for occupied home staging typically ranges from $500 to $2,500, depending on the extent of the work.
Interior Decorating & Design
Hourly Rate: $150/hour (minimum 3 hours)
Full-Service Design Packages: Starting at $3,000/project
Includes sourcing, mood boards, space planning, and coordination.
Model Homes & Builder Projects
Custom pricing based on scale, location, and builder needs.

Colour Design Consultation Services:
$300 – If your house requires painting, the consultation will include a colour plan. If you decide to use our in house painters the $300 colour design consultation fee will be returned to you.
Decluttering, Packing and Organizing:
starting at $650 – Our team will help you declutter your belongings, pack them into storage, and reorganize anything that remains behind to help stage your home. This price does not include any packing materials.
Walk-Through Consultation:
$150-$600 – In the initial consultation, a professional home stager will walk through your house with you and offer ideas on how to use your existing interior décor to stage the space and highlight notable features.
Initial Consultation and Organizing Existing Décor: $800 – For a bit extra, your hired professional stager will organize the existing décor in your home, advise what to put in storage, and make an action plan with you for the next steps.
Initial Consultation, Organizing and Redesign: $1,500 – You can expect home staging companies to give you a detailed plan that includes descriptions and images of the furniture arrangement plan once any rented furniture is delivered. They can also paint your kitchen cabinets to give them a fresher look.
Colour Design Consultation Services: $300 – If your house requires painting, the consultation will include a colour plan.
Furniture Arrangement: $250 per room – When your furniture rentals are delivered, a professional home stager will organize each room for you.

Monthly Décor and Furniture Rental: $500-$600 per room – You can rent just about anything to help stage different spaces in your home. In addition to furniture, you can rent lamps, mirrors, plants, and other decorative items. The price will vary depending on how much of your personal belongings can help stage the home, but you can expect to pay between $500 and $600 per room per month.
Monthly Staging Fee: varies – Each professional home staging company will have slightly different prices and policies. Some home staging companies have a minimum time frame that you must agree to, so if your home sells in the first week, you are still bound to pay that contract until it is over.
